Hiring a Home Inspector

What is the most important thing to do after you sign a contact for a home for sale?  Many people think it is:

  • measure the rooms for furniture
  • go the paint store and decide on new colors
  • check with the bank on your loan approval
  • take off to Tahiti to celebrate

No.  Hire the best home inspector you can and get that most important inspection done within the allowed contracted time frame, usually ten days after signing.  This is the most important thing you need to do because if there is something wrong with the home and you decide you cannot live with it, you only have ten days to make that point known to the selling agent.

Buying a home is a serious commitment; you will pour tons of money into this house over the life of the loan.  You may raise a family there and spend a good portion of your life in this home.  You want to make sure you know everything about the home before actually taking the keys.

What’s the best way to find a good home inspector?  First I would ask your real estate agent for a recommendation.  Then I would ask friends and family if they have used any home inspectors in the past that they were very pleased with.  Once you have a few names, check them against the Better Business Bureau, google their name to find their business page, and read the reviews.  Most times, what you pay for a home inspection is the same or similar across the board, so make sure you are getting what you pay for.  Don’t be afraid to ask to speak to previous customers.  Any reputable home inspector will supply real people to talk to.

When your home inspector inspects the house, make sure you and your real estate agent are present.  Stay out of his way but feel free to ask questions and get answers at the appropriate time.  A good home inspector will take his time and inspect everything and provide a report of his findings within a few days of the inspection.

If deficiencies are found, the next steps are up to you and your real estate agent but if you hired a qualified home inspector you will have all the information you need to move forward.
